You have a contract….GREAT!!! Now you have to start “babysitting” all parties to make sure it closes on time. For every hour you spend on the phone handling this contract, you are loosing the opportunity to gain more. This is where I come in.
I will play phone tag with the Lenders, Title Companies and other Agents.
I will deliver the contract and Earnest Money and Option Fee checks to all parties. (if you have the buyer)
I will make sure that the repairs are done and copies of the receipts go to the appropriate Agent.
I will make sure that there is no hold up on the survey.
I will make sure that the Lender has everything they need to get docs to the Title Company on time. (even if you have the seller, I will check in regurally with the Lender.)
I will make sure the Buyer chooses a Home Warranty and give that information to the Title Company.
I will do EVERYTHING in my power to make sure your files close on time with no hiccups.
How nice would it be when you are out showing and you get a call to say “Please call my Closing Coordinator”!
You work hard to get your clients and you should not have to work even harder to make sure they get moved.
Now from time to time a file will not be able to close on time regardless of how hard any of us work. If a problem arrises that I can not address, you will be notified IMMEDIATELY. Otherwise, you will receive email updates as I have them on your files. However, if you want to see if there is an update, feel free to give me a call.
